San Francisco Planning Commission voted unanimously for the approval of the mixed-use project proposed at 299 Valencia @ 14th Street. Thank you to all of those who showed effort in support of the project. Construction is anticipated to begin Spring 2010 and finish by Summer 2011. You can look forward to great new addition to the corner of Valencia and 14th Street.

Hayes Valley Neighborhood Association (HVNA) has filed an appeal with the San Francisco Board of Supervisors. The appeal is to overturn a decision to allow 75% of the residential units to have a parking space in the basement level of the building. The zoning allows 50% by right and 75% maximum by conditional use. HVNA is making an effort to only allow 50% of the units to have parking at 299 Valencia. This means 50% of the units will not have parking in the building and as a result will be forced to park on-street. We understand street parking is already difficult for the existing residents of the neighborhood. That is why we asked for the maximum allowable parking, which the SF Planning Commission granted. To pass on an opportunity to provide more off-street parking spaces contained underground will be a terrible mistake. If the appeal is upheld and only 50% parking is allowed, underground parking will be eliminated and 18 parking spaces will be provided on the ground floor. The result will be a loss of most of the existing 5000 square feet of commercial/retail space designed for on the ground floor. We promote healthy and sustainable development and will not like to see inviting retail space traded for blank concrete garage walls at the street level.
